What to think about when Replacing your Roof

When you start the roof replacement process, you are making a choice on the most important part of your house. A good roof keeps a house warm, dry, and well ventilated, making it the comfortable place you need it to be. No other part of the house does more. Given its significance, it is important that you as the homeowner consider the following questions in order to ensure the most important part of your house is put back on properly.

1: What factors determine a roof replacement?

-Age

Roofs, like all things, will get old and start to show their cracks. A 20-25 year old roof might start to leak in places or lose its shingles, and need to be replaced.  If you see an excessive amount of granules from the roof in your gutters or downspouts, give Naperville Roofing and Construction a call. We will have one of our roofers in your area out to assess your roof within 24hours.

Where we live, in the Midwest, the only predictable thing about the weather is its unpredictability. Homes in this part of the country are apt to face high speed winds, tornadoes, hail, heavy snow and intense heat all within a calendar year. These rigorous conditions can damage roofs, and if the damage is bad enough may need to be replaced entirely.

2: How soon can I get my roof replaced?

-The ‘Season’

Roofing is a weather dependent process, and two conditions are absolutely necessary before any roofing job begins. It needs to be dry, and it also needs to be reasonably warm. The former is necessary because the roof needs to be taken off, in order to be replaced. If it were to rain, everything the roof was protecting would get wet. It also needs to be relatively warm, because the layers of the roofing system need to properly bond in order to work best. Something that can’t be done in the cold. Our roofers in Naperville are certified to install Atlas Signature Select Roofing Systems and always adhere to Atlas manufacturers installation instructions. As a result,  the best time to begin looking for a roof to be replaced is between March and October.

3: How much is this going to cost me? How am I going to pay for this?

-Retail

The cost to replace a roof depends largely on the size of the roof, and the material you want to cover it with. Regardless, the average cost of a roof replacement in the Chicago area is about 8,000 dollars. This price is by no means low, and that amount of money is not often just lying around waiting to be spent. At Naperville Roofing and Construction, we understand this and offer financing options through Service Finance.

-Insurance

Since ageing and storm damage are possible ends that all roofs may meet, most insurance companies factor in roof replacement cost into house insurance policies. Naperville Roofing and Construction has Licensed Public Adjusters on staff ready to advocate on your behalf. Our team has recovered over 5 million dollars in roof and siding replacements in Naperville, Wheaton, Downers Grove, Westmont, Oswego, Plainfield, and all over Will and Dupage County.

4: Which roofing system should I choose?
